Fall Tips and Hacks: How to Maintain a Commercial Roof

When you’re a property manager, it may feel like your to-do list is seemingly endless. There are records to update, new tenants to orient and concerns to attend to, not to mention an entire facility to look after. Fortunately, by following a few tips, you can become more efficient at keeping your building’s roof in good shape, especially during the fall season.

Read on for tips on commercial roof maintenance during the fall in today’s post from Gulf Coast Roofing, your trusted roofing contractor.

Tip #1: Know what to look for.

It’s difficult to evaluate the condition of a roof if you have no idea what to look out for. Telltale signs of trouble such as standing water can indicate issues with your gutters and drainage systems. On a commercial roof, the problem areas are usually around the vents and HVAC units, which are prone to damage due to holes and punctures on the roofing membrane.

Tip #2: Limit roof access.

Building occupants and the general public shouldn’t be allowed on your roof. Excess or heavy foot traffic puts a strain on your roof and can damage the roof coating and membrane. Only grant access to authorized personnel such as your roofers and the owner when it’s time for roofing inspections.

Tip #3: Schedule an inspection.

Having your roof inspected during the fall is ideal because it allows you to set aside the time and budget for repairs before winter comes. However, almost all landlords will be doing the same thing. Schedule your fall inspection ahead of time to avoid having to wait until the last minute for a service appointment.
