Factors That Can Void Your Roofing Warranty

Any roofing contractor will tell you that a roofing warranty is an important asset to have when you own a home. After all, with the warranty, you can have the roof repaired or replaced without having to spend out of pocket if it’s clear that the damage was caused by manufacturing defects or faulty workmanship. However, just because you have a warranty for your roof, it doesn’t mean that you should be complacent, paying attention to factors that can void your roof’s warranty. 

These factors include:

Using Non-System Components

Residential roofing systems are often made of specially engineered components. As such, every roofing company recommends that you get every part from the same manufacturer. This is due to the fact that if you use components whose manufacturers were different from the ones who made the shingles, your roof’s warranty could be voided as this can compromise the system’s overall integrity.

Shingle Overlay

When you’re having a roof replacement project done, chances are you’ve heard of the term “shingle overlay”, a process where a roofer would install the new shingles over the old ones instead of removing the older shingles first. Often, this is done by less-than-reputable contractors so homeowners can cut costs on labor. However, while a shingle overlay is indeed cheaper than a full-on replacement, keep in mind that this is one of the factors that can void your roof’s warranty as doing so can shorten the lifespan of your new roof and damage decking with additional weight and poor ventilation.

Improper Installation

Since roofs are complex systems, their installation should always be done properly. Otherwise, you leave your roof vulnerable to certain kinds of damage. Luckily, most roofing manufacturers provide instructions that can make the roof’s installation much easier. However, some contractors will disregard these to take shortcuts when installing a roof, which in turn could result in a voided roofing warranty. With that in mind, be sure to only hire a certified roofer to replace your roof to avoid problems in the installation.
